BREEAM: A Brief Explanation

BREEAM (Building Research Establishment Environmental Assessment Method) was developed in order to provide a credible and transparent assessment methodology and associated certification scheme for quantifying the environmental performance of both new and existing buildings.

The major part of Code Green’s work involves BREEAM. The system is widely regarded both here and abroad as setting the standard for sustainability in construction. The aim behind BREEAM is to promote development ‘that meets the needs of the present without compromising the ability of future generations to meet their own needs’. The assessment methodology is genuinely systematic, rather than being merely selectively concerned with high-profile or easily measurable indicators of building performance: it has regard for the entire life of the building. Thus, BREEAM considers the choice of site and building design, including their ecological impact and, where appropriate, the degree to which they reflect consultation within the community. It looks at the nature and sourcing of building materials. It assesses the management of the construction process itself, including workforce, transportation and energy use issues. And it quantifies the ongoing impact of the functioning building – energy and water use, pollution and continuing conservation and ecological effects, as well as the way the building influences the health and well-being of its users. In each of these areas credits can be awarded under the scheme.

BREEAM has a primary role to play in the future of UK construction – because of its comprehensiveness and in the clarity and practical relevance of its methods. The frames of reference it uses are increasingly embedding themselves in the language of construction. In turn, this new way of thinking about what buildings should and can achieve reaches a wider public one so much more receptive to it, now that fears of climate change are being realized. And it is when environmental issues are addressed in practical and striking ways in the design and management of the buildings people use, that they see sustainability as not only achievable but as something towards which they themselves and the community around them are contributing.

Code Green undertakes full BREEAM assessments of building developments. Equally, we provide advice on what you could potentially achieve without committing to a full assessment. We will assess your situation and enable you to achieve a specific BREEAM rating in the most cost-effective way. Whether you are seeking compliance with regulations or aspire to the highest standards of sustainability, Code Green can provide the solution.
